Wyoming's Homeowner Property Tax Exemption ('the 25% exemption,' enacted by SF 69 of 2025) exempts 25% of the first $1,000,000 of fair market value on an owner-occupied single-family home (must own/occupy 8+ months/year; apply with the county assessor by roughly Feb 1 each year); residential assessed-value growth is also capped at 4%/year statewide. A separate Long-Term Homeowner Exemption gives owners 65+ who have paid Wyoming property tax for 25+ years a 50% reduction on their primary residence's value (up to 35 acres) — it is an either/or alternative to the 25% exemption, not both. A Veterans Exemption (W.S. 39-13-105) separately exempts $6,000 of assessed value (raised from $3,000 effective 2025) for qualifying wartime/campaign-medal veterans, disabled veterans, and unremarried surviving spouses, applicable to a home or vehicle registration. A lower-income Property Tax Refund Program is also available (income-based, roughly under 145% of county/state median, apply with the county treasurer by early June).

    Wyoming Community Development Authority's primary 30-year fixed-rate, low-interest first mortgage for first-time homebuyers statewide (FHA, VA, and RD financing accepted), pairable with WCDA's Home$tretch down payment assistance loan. Home must sit on 10 acres or less and be a single-family residence (no rental-income option).

    Second mortgage down payment assistance loan, usable with WCDA's First-Time Homebuyer, Spruce Up, or Edge first-mortgage products: 0% interest rate (0.080% APR based on an average $5,500 loan amount), no monthly payment, due upon sale of the home, refinance, or 30-year maturity. Maximum loan amount $15,000 across all WCDA DPA products.
