Homestead exemption
Colorado has two distinct 'homestead' benefits that are easy to conflate. (1) Creditor-protection homestead exemption (C.R.S. §38-41-201): protects up to $250,000 of home equity from most creditors' judgments for an owner-occupied primary residence, or $350,000 if the owner, spouse, or a dependent is elderly (60+) or disabled — automatic, not a property-tax benefit. (2) Senior/disabled-veteran property-tax exemption (Colo. Const. Art. X, §3.5): for qualifying seniors (65+, 10 consecutive years of ownership/occupancy) and 100%-disabled veterans, 50% of the first $200,000 of a home's actual value is exempt from property tax (up to $100,000 of value excluded), state-funded and requiring an application (Form 15-DPT-AR) by July 15. Unlike FL/TX, there is no broad homestead property-tax exemption available to all owner-occupants regardless of age — only the senior/veteran-targeted version described here.

First-time buyer / down payment assistance programs

  • CHFA First Mortgage / CHFA Down Payment Assistance Grant

    Colorado Housing and Finance Authority's primary first-mortgage programs (CHFA FirstStep, SmartStep, HomeAccess, and related products) paired with down payment assistance of up to 3% (or up to $25,000 as a flat grant option on certain products) of the purchase price, either as a non-repayable grant or a low-interest deferred second mortgage, for qualifying first-time and repeat buyers statewide.
