Homestead exemption
Alaska does not have a general homestead exemption available to all owner-occupants. Instead, state law (AS 29.45.030) provides a mandatory Senior Citizen and Disabled Veteran Property Tax Exemption on the first $150,000 of assessed value for a primary residence owned and occupied by an Alaska resident who is age 65+ (or a surviving spouse age 60+) or a veteran with a VA-rated service-connected disability of 50% or more. Every municipality that levies a property tax must grant this exemption, though the application deadline is set locally and it is not automatic — homeowners must apply through their borough/city assessor's office. Working-age, non-disabled homeowners receive no equivalent statewide exemption; a few boroughs voluntarily offer smaller optional exemptions to other residents.

First-time buyer / down payment assistance programs

  • AHFC Tax-Exempt First-Time Homebuyer Program (First Home Limited / TEP)

    Alaska Housing Finance Corporation's mortgage-revenue-bond first mortgage, offering a reduced interest rate to first-time homebuyers (no ownership of a primary residence in the prior 3 years, waived for veterans and buyers in HUD-designated targeted areas) who meet AHFC's income and acquisition-cost limits, which vary by borough. Because it uses tax-exempt bond financing, borrowers may owe a federal mortgage-interest 'recapture tax' if the home is sold within 9 years and certain income/gain thresholds are met; AHFC advises consulting a tax professional.

  • AHFC Taxable First-Time Homebuyer Program (First Home)

    AHFC's companion first-mortgage program for first-time buyers whose income exceeds the Tax-Exempt (First Home Limited/TEP) program's income limit, or who are purchasing a home above that program's acquisition-cost limit. Offers a reduced interest rate versus a standard market loan, with no income or purchase-price cap, and none of the tax-exempt program's recapture-tax exposure.
